Building a villa is one of the biggest financial and emotional decisions a family makes. After 37+ years of building homes across Bengaluru, we have learned that the villas that succeed are not the ones with the fanciest designs — they are the ones with honest planning, clear budgets and reliable execution.

This guide walks through what happens before the first brick is laid, and how you can keep your project on time and on budget.

1. Approvals Come Before Architecture

Too many projects start on drawings and stop at the approval desk. Before you invest in design, verify what you can physically build on your land:

  • Confirm the title, khata and revenue records are clear and registered in the right names.
  • Check the land use zone in the master plan (residential, commercial, mixed-use) with BBMP, BDA or the applicable local authority.
  • Get a sanctioned building plan and commencement certificate before excavation.
  • Run a soil test / geotechnical investigation to design the foundation correctly — it is a small cost that prevents expensive surprises.

2. Set a Realistic Budget With a Contingency

Clients often ask for a single "rate per square foot". The truth is the rate depends on the finish level, the structural complexity and the site conditions. A practical way to think about the budget is by buckets:

  • Structure (50–55%): foundations, RCC frame, masonry, roofing and external finishes.
  • Interiors (10–15%): flooring, false ceilings, carpentry, wall finishes and lighting.
  • Services (10–12%): plumbing, electrical, water-proofing, drainage and external works.
  • Contingency (5–10%): for price fluctuations in steel, cement and sand — keep this reserve.

Keep a written bill of quantities (BOQ) linked to your drawing. It is the single best tool for comparing quotations and for tracking spend as construction progresses.

3. Choose Your Building Partner Wisely

You can build in three broad ways: a day-labour arrangement where you buy all materials and hire labour, an item-rate contractor, or a design & build firm that manages design, approvals, procurement and execution under one roof. For most villa owners, the design & build route wins because it gives you a single point of accountability — your drawings, site engineer, material approvals and timelines are handled by one team that has to stand behind the finished home.

4. Understand the Construction Stages

A typical villa takes 9 to 18 months depending on size and finish level. Expect this sequence:

  • Site clearing, boundary marking and excavation.
  • Foundation and plinth beam work.
  • Column and slab casting floor by floor.
  • Masonry and door/window frames.
  • Internal services — electrical and plumbing conduits before plaster.
  • Plaster, floors, ceilings and joinery.
  • Painting, fixtures, cleaning and handover.

5. Quality Is a Daily Habit, Not a Final Inspection

Insist on daily site supervision. Approve materials before they are used, ask for test reports on steel and cement, and get photos or an engineer's sign-off at every stage. Small checks — curing, cover to reinforcement, waterproofing at wet areas — decide whether a home stays trouble-free for decades.
